a plan that is carefully and strategically crafted and geared toward the

Following are our
7 Steps To Sold:
Step 1:
We will create a customized website
specifically for your property giving potential buyers all the information and
pictures they could possibly need (and more).

Note: We only work with a limited number of Sellers at a given time, so
your home will not be lost in a large pool of homes for sale.
Step 2:
We will enter your property into MLS allowing
all Agents in the area access to your property information. Most Agents will do
this, however the scope of information is somewhat limited. Your
Property Will Be Proofed And Entered Into MLS Within 1 Hour.
Professional, Classy,
and Informative marketing collateral is produced to be placed inside your home,
in information tubes on our sign, and distributed to area communities,
businesses, etc. Again, the weight of the paper, size and color of the
font used, and layout is carefully calculated based upon experience and human
factor research.

Step 3:
We will place your
home on the front page of our award-winning websites.
This
site will be linked to more than 15 of our sites, along with Realtor.com and
many other regional, national, and international websites in several
languages. Over 82,000 potential buyers visited our websites last month alone,
and when they do, they will find the details of YOUR Home.
Remember, 78% of potential buyers will utilize the internet in their search, and
when they utilize any search engine, they will easily find our sites, and YOUR
HOME! Just think, with 78% of buyers utilizing the internet, that is more than 7
out of every 10 buyers that may not even know your home is for sale if We are
not selling your property! Your Property Will Be On The Front Page Of All
Our Websites The Same Day You List. Over 82,000
potential buyers visited our websites last month alone!
Step 4:
We will send out a
specialized email highlighting your property to our entire database of buyers.
This email will contain specific information, and a personal invitation to see
and purchase your property.
We offer a
service to buyers in which they can sign up for a property search, and we
automatically email matching properties to them the minute they hit the market.
This
is the database we are referring to, and it currently contains over 2,000 people
who are actively looking to purchase property in Southwest Florida. This email
will be sent to our database 2 days after listing (if it has not sold yet).

Step 5:
We will send out a
specialized email to all Real Estate Agents in Naples, Bonita Springs,
Ft. Myers, Estero, Marco Island, and Charlotte County.
Over
7,000 Agents will receive this information highlighting your property, with very
compelling reasons to show it to their buyers....fast, before it is sold! This
email will be sent to 7,000 Realtors 3 days after listing (if it has not sold
yet).
This
step is integral to our selling system because not only does it put your
property information in front of Realtors who may not be checking MLS regularly,
but it also provides much more information than can be obtained from the MLS.
Step 6:
We will
feature your property
prominently in our advertising in the Bonita Banner, Naples Daily News, News
Press, Homes and Land, Lee County HomeFinder, Naples Homes, etc. There is one
major difference between our advertising, and that of most traditional Realtors:
We are selling YOUR HOME.......We are not selling Berry Realty Group. This is
very important if you look at ads in these publications where realtors are
selling themselves in an attempt to obtain their next listing, with few details
on the properties they have for sale, or even what value (if any) they can
provide. We, on the other hand, focus on selling YOUR HOME. We provide
incredibly valuable tools and services to our customers, and we don't need to
sell ourselves. We just want to sell YOUR HOME! All advertising is
deadline-based, and your property ads will be placed in all publications if your
property has not sold yet.
YOUR
HOME will be featured on the top half, of
a full-page ad for 2 consecutive months in the Lee County HomeFinder, and Homes
and Land and/or Naples Homes. For example, depending on timing, say the
HomeFinder deadline is first: You will be featured on the top half of the next
issue, and the top half of next month’s issue of Homes and Land. If we have
more than two homes to be featured in a given issue, we will buy another page.

Step 7:
Open Houses and Sunday Property Tours. Every
Realtor in town will tell you "Open Houses Don't Sell Properties". We say
Baloney! If advertised and performed correctly Open House can (and will)
sell properties, and we have had tremendous success. When we have
properties located in close proximity to each other, we will conduct
Sunday (and/or Saturday) Property Tours,
which have quickly become a favorite in Southwest
Florida. Visitors are provided with maps and directions at each home
(along with food and refreshments), and are invited to tour all homes on the
tour giving them an opportunity to several similar properties in the same
timeframe. We have had tremendous success with this program, and people love
it!
